If your unit fails inspection, the time allowed for making repairs depends on the nature of the deficiencies:
- Non-Life-Threatening Deficiencies: You will have up to 30 days to make the necessary repairs. A second inspection will be scheduled within this period. The second inspection notice will be mailed to both the participant and the landlord. The inspection report will include a complete list of the failed items and the next scheduled inspection date.
- Life-Threatening Deficiencies: These must be repaired within 24 hours. If these deficiencies are not repaired within this timeframe, the Housing Assistance Payment (HAP) will be abated for owner-caused deficiencies. If the deficiencies are caused by the participant, their assistance may be terminated.
This process ensures that all units meet HUD's Housing Quality Standards (HQS) promptly. For more details, refer to HUD regulations, particularly 24 CFR ยง 982.404.
